For facility and property managers

Facility Managers

Plan the floor around the years it has to work. Cleaning method, finish cycles, replacement stock and warranty terms are all still open while a floor is being chosen. Settle them early and the number that lands in your budget each year is one you set on purpose.

The cost that matters shows up every year.

Life-cycle cost analysis compares options on what it costs to own them, acquisition, operation and disposal, not on the number at the bottom of the quote. Across a service life, maintenance is routinely the largest share of that total, and it is the share that lands in your budget rather than the capital one.

Three costs that repeat

Equipment, crew hours and chemicals. All three change with the material and all three recur every year the floor is down, which makes them worth pricing alongside it.

Finish cycles

A surface that has to be stripped and refinished costs crew time and closed floor space every cycle. One that does not is often cheaper to own at a higher purchase price. See no-wax and low-maintenance flooring.

Get in the room early

Once a floor is installed its maintenance burden is fixed for a decade. The only inexpensive time to change that number is while it is still a drawing.

The right method keeps the warranty intact.

Maintenance product charts are published as documents beside the products they belong to, so the crew who inherit a floor can work from the method the manufacturer actually tested rather than from whatever is already on the cart. A surface rated to hold its color for a decade does exactly that when it is cleaned the way it was rated to be cleaned. Keeping the written procedure with the closeout package is what makes the rating hold up years later.

Work that fits around an open building.

Most flooring work a facility manager commissions happens around people who are still using the space. At that point the question is less what the floor is than how it phases, and every one of those answers is straightforward to settle in advance.

Bay size

Floors come up in sections, not overnight. What sets the section size is how quickly the new surface can take traffic again, so that number drives the schedule more than the square footage does.

Return to service

Walk-on, roll-on and furniture-back are three different times, and they are stated in the installation document. Ask for them before the phasing plan is written rather than after.

What the corridor smells like

Adhesive and preparation choices decide how a wing smells the next morning. In an occupied building that is worth raising early, while the system can still be changed.

Dust and containment

Grinding and patching an old slab makes dust. Where the work sits against occupied space, planning containment into the scope keeps the job invisible to everyone else in the building.

Stock that still matches in two years.

Replacement material agreed while the order is still open is the cheapest insurance on the package. Material from the same run blends invisibly later on, which a separate lot rarely manages. Warranty terms are published with each product, and the longest commercial term on the card is twenty years. They are worth reading for what they assume about cleaning and subfloor, since that is what a claim rests on.

Yorkshore does not install. Installation stays with the contractors you already use, which is why the documents have to survive the handover.

Someone who knows the building, not just the order number.

One account executive per project, assigned on location and staying with it through specification, closeout and the reorder two years later. Reordering, matching a repair and asking what to clean it with all go to the same place, whichever surface it is.
